OSPF routing with two OSPF process

I'm connecting two buildings via DS3. My topology looks like

--Core-buildingA---RouterA---DS3---RouterB--Core-BuildingB (Core of building A and B are connected on existing darkfiber and routing OSPF process 1)

I want to use ospf 100 and area 0 b/w serial of routerA and B and OSPF 1 at the core level with area 4 at buildingA and area 12 in buildingB. I want to be able to only route 10.4.x.x subnet from building A to building B via DS3 and 10.12.x.x from B to A and let everything else router as it is routing today.

Here is the complex part. I need to find the best way to set metrics where I won't distrub any other routing. I have proposed following configuration can someone validate that it'll work and if not what needs to change.

access-list 4 permit 10.4.0.0 0.0.255.255

Hi,

distribute-list doesn't work in OSPF like they do in distance vector protocols such as EIGRP and RIP.

In order for 10.4.x.x to have reachability to 10.12.x.x via the DS3 and the return traffic to work, you need to inform the 10.4.x.x and 10.12.x.x about the DS3 WAN subnet.

10.4.x.x and 10.12.x.x use these routers as default gateway ?
