Contact your software vendor, There is no such thing as CUCM app.You'll need about $95,000.00 USD to download and install on the hardware you've purchased.

Hey my friend ,
Mohamed, Ayodeji and Ross are all right.
You may also install VMmare Worstation, then Install ESXi on top of it, and you can then install CUCM the host. (ESXi).
