A SPA122 is an ATA and as such can be used to interface an analog phone to an IP PBX. So you may be able to reuse an existing door phone if it operated as an FXS device. A door controller that listens to DTMF and is capable of opening an electric door lock is handled by a controller. Presumably the customer already has this if they had a working door phone and opener so you may be able to reuse. I suggest reading about Viking c-2000B controller and contact Viking for more info about interfacing doorphones if you need to make something work.
