I'm still running asa723-k8.bin. I've just copied asa804-k8.bin to an ASA5505 trying to upgrade. My problem is that if I now do a 'wr mem', I get the following.
Building configuration...
Cryptochecksum: 42f9323 .....
%Error opening disk0:/~/asa804-k8.bin (Directory doesn't exist)
Error executing command
[FAILED]
sh running-config works, but if I do a 'sh startup-config', nothing is printed.
Any ideas?

Appears the asa804-k8.bin is not in the proper directory. Do a "dir flash:", you should see the .bin file there. If not, copy it again to the proper directory. disk0:/asa804-k8.bin

I do a 'dir flash:' and I see the asa804-k8.bin file in the listing w/ the other files. I've recopied and get the same results.

What about...
boot system disk0:/asa804-k8.bin

That command seems to run fine, I execute it, and it just returns to the prompt. However, I still have the previous errors.
And if I run the command a second time, I get:
Error: Unable to set this url, it has already been set
Remove the first instance before adding this onoe.

show run boot
If you see "boot system disk0:/~/asa804-k8.bin" then get rid of it.
no boot system disk0:/~/asa804-k8.bin

Thank you, that fixed it.

No problem. If you use the ASDM you will also need
asdm image disk0:/asdm-613.bin
