Converting CISCO 7940G to SIP

How do I connect my laptop to CISCO 7940G via TFTP server? I have needed files to convert it to SIP, but I cannot connect to it. I have read somewhere that I have to use also DHCP server, but I am connected on laptop via wi-fi, and connected to the phone with Ethernet cable (phone is also connected to the hub). Phones 7960 that I had already bought converted to SIP work fine with my internet. 

Please give simple solution, how to quickly connect phone with laptop via TFTP without possibility to change DHCP servers.

Step 1: Obtain the SIP

Step 1: Obtain the SIP Firmware files for Cisco Unified IP Phone 7940G.

Step 2: DISABLE your WiFi adapter in Windows.

Step 3: Configure your Ethernet adapter with the manually assigned IP address 192.168.1.100 SM /24 Gateway 192.168.1.100

Step 4: Click this link. Read Chapter 4. Configure your 7940G phone with the IP address 192.168.1.101 SM /24 Default Router & DNS 192.168.1.100

Step 5: Prepare the TFTP server to deploy the firmware files to the phone by configuring it to listen to 192.168.1.100 address.

Step 6: Put all the files along with the extracted SIP image files in the TFTP server root directory the one you defined on the TFTP server options.

Step 7 Restart the 7940 device.
